Landlord gas safety inspections
Did you know that it is mandatory for landlords to have an annual boiler, heating system and gas appliance check, and have a valid Landlord Safety Certificate?
Landlords have a legal duty to repair and maintain gas pipework, flues and appliances in a safe condition, to ensure an annual gas safety check has been carried out on each appliance and flue and to keep an accurate and up-to-date record of each safety check. A few people get gas safety inspections (CP12) mixed up with servicing and to explain it in layman’s terms, think of it as a yearly MOT test for your vehicle, but just for the property you rent out. Without a in date certificate, which is valid for 12 months, legally the property is not allowed to be rented out.
This applies to a range of property types including:
- Rented holiday accommodation such as chalets, cottages, bed and breakfast accommodation, hotels, Airbnb, caravans and narrowboats on inland waterways.
- Rooms in bedsit accommodation and private households.
- Residential properties provided by a local authority, housing associations, private landlords, cooperatives and hostels.
Appliances owned by tenants are not your responsibility however any connecting flues are covered in these types of properties.
